Your buyers need answers quickly. You need a lender who responds, sends pre-approval letters quickly, and keeps you updated before a small issue turns into a bigger problem. I work with realtors who need a reliable mortgage partner for standard buyers, self-employed clients, investors, first-time buyers, and borrowers who were told โnoโ somewhere else.

Your buyer isn't just a name on a referral sheet. Here's what actually happens once they're in my hands:
You call, I answer. Not a queue, not a processor covering for someone else; the same direct line, every time.
Pre-approval letters usually land the same day. Send me the numbers in the morning, and your buyer can be writing an offer that afternoon.
You're not the last to know. If something shifts on a file, an appraisal comes in low, or underwriting wants one more document, you hear it from me first, not from a confused client calling you to ask what happened.
Evenings and weekends are just part of the schedule. Offers get written on Sundays. I plan for that rather than pretend it doesn't happen.
I'll show up when it helps. An open house, a buyer consultation, a quick call to walk a nervous first-timer through the numbers before they sign.
Not every buyer shows up with two years of clean W-2s and 20% down. There's the self-employed client whose tax returns understate what they actually bring home. The investor who wants a fourth property but doesn't want it tied to personal income. The first-time buyer with solid income and not much saved.
Before assuming any of them have to wait a year, it's worth checking what's actually on the table:
Conventional
FHA
VA
USDA
Jumbo
203(k) renovation
Reverse Mortgages
SBA
ARM & Fixed and adjustable rate, (15 & 30 years terms)
DSCR (qualifies on rental income, not personal income)

Send over the situation before ruling it out. There's often a program that fits, just not always the obvious one.
If your business crosses state lines, a listing here, a buyer relocating there, rebuilding a lender relationship from scratch in every market gets old fast. I'm licensed in Alabama, Arizona, Colorado, Florida, Kentucky, Tennessee, Texas, and Washington, so that's one conversation you don't have to keep having.

Send over the situation before ruling it out. There's often a program that fits, just not always the obvious one.
Some agents want a lender who shows up for the paperwork and nothing else. Others want more of a second set of hands. If that's you, here's what's on the table:
Sitting in on a buyer consultation, so the financing explanation comes from the person who's actually underwriting it
Working an open house with you and pre-qualifying serious buyers on the spot, instead of letting them walk out to "think about it"
Putting together flyers or buyer guides with both our names on them
Reaching out about refinancing to a past client of yours who's sitting on a rate that no longer makes sense, and letting you know if it turns into anything
Use whatever fits how you work. None of it requires the rest.
Same day, most of the time, once I have the buyer's basic financial picture.

That's a good chunk of what I deal with. Self-employed income, investment properties, thin down payments, there's usually something that fits, even when conventional doesn't.
You'll hear from me. If something changes on a file, you shouldn't find out about it secondhand from your buyer.
Yes, in person when timing allows, on the phone when it doesn't.
Call, text, or email. I'll reach out to your client that same day.
